The Coast Villas in Phu Quoc officially on sale
Developer Nam Anh Real Estate Consultancy and Investment Corporation officially has launched 153 vacation villas and 25 commercial shop houses in The Coast Villas in Phu Quoc.
The 180-square metre villas are priced at VND4.5 billion ($201,780), not including VAT and a 2 per cent maintenance fee. This price is comparable to high-end apartments in major cities, such as Hanoi and Ho Chi Minh City.
Le Minh Tri, general director of Nam Anh, explained that the company owns the land, which allows it to make the prices outstandingly competitive. “Moreover, the innovative design helped us decrease the cost of construction,” he said.
Besides the bargain price, Nam Anh also offers flexible payment schemes with terms of up to 40 months.
Bai Truong has a pristine and peaceful beauty. According to Do Duy Thoan, deputy general director of Nam Land Investment and Consultancy Corporation, the exclusive distributor of The Coast Villas, right after being handed over to owners, the villas are going to be rented out and operated like a resort. “The villas’ unique design is going to be a major attraction to tourists, even those of the most distinguished taste,” he added.

The Coast Villas are grouped in small villages of five to seven units which sport a common yard for residents to share, but offer different paths of entry to ensure privacy
The villas were designed with large open spaces, with only a few walls separating the rooms. The separator between the common and private spaces is a blind woven of leaves hanging from the roof, while the living room-kitchen and the bedroom are detached by a swimming pool.
The commercial shop houses are on sale for VND2.5 billion ($112,000) per unit. Each of them has a 36 metres long façade along the main street of the Bai Truong area. In the future, this street will become the festival street.
The commercial shop houses have six floors. They lie on a plot of land that is 8x20 metres in size and thus suitable to be built into restaurants, showrooms or mini hotels. Within the next one or two years, when the infrastructure in this area is further developed, and tourism increases, these shop houses will ripen to their full potential.
The vacation villas and the 25 commercial shop houses, besides generating profit for the owners, are also going to see their value increase in the future.
Calculations by developer Nam Anh show that when the villas or commercial shop houses are put into use, their profit rate can go up to 13 per cent, meaning the break even time will be about seven years.
